Buyer Questions

What buyers ask us before they engage

Direct answers to the questions we hear most from buyers acquiring significant homes in Charlotte, Lake Norman, and the surrounding Carolinas.

How do I buy a luxury home in Charlotte?
Start with a private consultation to define neighborhoods, school needs, commute, lot and architectural priorities, and timing. Secure financing early: most purchases above $1.5M use cash, jumbo or portfolio loans, or asset-based lending, and a lender letter or proof of funds should be ready before showings. We then tour active listings with you in person, price any renovation during your due-diligence period, negotiate terms, and manage inspections, appraisal, survey, title and closing. Our Charlotte luxury home buying guide walks through each step in detail.
Who will actually represent me — a principal or an assistant?
Nicholas and Miriam Peters represent you personally, start to finish. A principal is present at every showing of our listings and at every showing we arrange for you. There is no handoff to a junior agent, a showing service, or a transaction assistant at any point in the engagement.
How do you make sure I see every available home?
We search every active Canopy MLS listing and track new listings, price changes, and coming-soon notices the moment they post across Myers Park, Eastover, Foxcroft, SouthPark, Quail Hollow, and along Lake Norman and Lake Wylie — giving you full visibility into the market rather than a partial view.
What happens between going under contract and closing?
We manage inspections, appraisal, survey, title, and lender coordination on your behalf, and we attend the walk-throughs ourselves. Where a property needs work before or after closing, our own construction and design teams provide scope and cost clarity while you are still in diligence — not after you own the problem.
Can you handle renovations after we close?
Yes. Peters Custom Homes, the family's own custom home builder, performs renovations for our real estate clients, and Miriam's interior design firm handles furnishing and finishes. That means one accountable team from acquisition through transformation, with pricing and sequencing agreed before contracts are signed.
How is my privacy protected during a search?
Searches are conducted without publishing your name, your budget, or your timing. Showings are scheduled outside peak hours when discretion matters, tour transportation is arranged privately, and financial documentation is shared only with the parties who legally require it.
What price range do you work in?
Most of our buyer engagements fall between $1M and $25M across Charlotte, Lake Norman, Union County, and select Carolina markets. We take a limited number of clients at a time so that principal-level attention is genuinely available to each one.
We are relocating from out of state. How does that work?
We begin with a private consultation by phone or video, build a neighborhood and school shortlist around how you actually live, and compress touring into one or two well-planned visits. Driving between properties is handled by us, so the day is spent evaluating homes rather than navigating the city.
How quickly can we begin?
Call Nicholas at 704-264-4572 or Miriam at 704-264-4080, or request a private consultation and we will respond the same business day. The first conversation is confidential and carries no obligation.

Where our buyers are looking in Charlotte

Each of these markets trades on different terms — inventory, lot value, renovation economics, and how often homes change hands quietly. A short read on each, and where we would begin.

Myers Park homes for sale

Charlotte's most established address, where value sits in the lot, the tree canopy, and the street rather than the finish level. Expect original 1920s–1940s houses beside careful rebuilds; diligence here is mostly about structure, systems, and what the zoning will allow you to add.

Eastover luxury homes

A smaller, tightly held pocket adjacent to Myers Park with fewer annual sales, which means the best houses are often known before they are listed. Buyers who want Eastover usually need patience and a broker already in the conversation.

SouthPark homes for sale

The practical choice for buyers who want walkable amenities and newer construction without leaving the center of the city. Inventory ranges from high-rise condominiums to rebuilt homes on generous lots in Beverly Woods and Sharon Road West.

Foxcroft luxury homes

Large lots, mature landscaping, and a steady supply of homes ready for a significant renovation. This is where our construction team's scope-and-cost read during diligence most often changes what a buyer is willing to pay.

Lake Norman waterfront homes

Waterfront value turns on shoreline classification, dock permitting, water depth, and cove orientation — not square footage. We read the Duke Energy shoreline position before you write, because it determines what you can build later.

Weddington and Waxhaw estates

Acreage, top-performing Union County schools, and newer custom construction at a lower cost per foot than intown Charlotte. The trade is commute time; the gain is land and the ability to build exactly what you want.
