Charlotte's luxury market is no longer one market. Prime in-town addresses, new construction and the lakes are each moving at their own pace this fall. Here is how to read it.
The most common question we hear this season is whether Charlotte luxury real estate is still rising. The honest answer is that the city's upper market has split into several distinct markets, and each one is behaving differently.
Prime In-Town Addresses Remain Scarce
In Myers Park, Eastover and the best blocks of SouthPark, well-prepared homes are still meeting serious buyers quickly. Supply is the constraint. Families who own these homes tend to hold them for decades, and very few are replaced by new construction because lots rarely come to market.
Where these homes do linger, the reason is almost always condition or pricing rather than demand. A dated kitchen or an ambitious list price is now noticed immediately by buyers who have toured carefully.
New Construction Is Where Buyers Have Room
Buyers looking at newly built homes in the two to five million dollar range have more choice than they did two years ago. That creates room to negotiate on finishes, closing timelines and builder contributions, particularly on homes that were started speculatively.
The Lakes Are Pricing by the Foot of Shoreline
On Lake Norman and Lake Wylie, value continues to follow water depth, shoreline orientation and dock permitting more than square footage. Two homes of similar size can be priced very differently because of what happens at the water's edge.
What This Means for Buyers
Buyers who want a prime in-town address should be prepared to act decisively and, where possible, hear about homes before they are publicly listed. Buyers considering new construction or the lakes can take their time and negotiate with more confidence.
What This Means for Sellers
Preparation matters more than timing. Homes that are thoughtfully finished and priced against true comparable sales continue to sell well. Homes that ask buyers to imagine the renovation are being discounted for it.
