Above $5M, days-on-market extended materially, with 90 to 180 days normal for correctly priced inventory and well above 200 days for aspirationally priced campaigns.

Off-market activity in this tier accelerated through Q2. Several of the quarter's most significant trades occurred entirely outside the market database, with quiet-launch campaigns producing contracts inside 60 days from advisor-to-advisor introduction.

Q2 2026 — Weddington, Marvin, Waxhaw

The south-suburban estate belt showed continued strength in the $2M–$4M new-construction tier, with relocating executive families driving demand and Union County Schools' reputation continuing to anchor school-driven moves. Resale inventory at the same tier showed greater price sensitivity, particularly for older estates without recent updates.

Above $5M, the south-suburban tier remained meaningfully thinner than the inner-Charlotte equivalent, with days-on-market routinely extending past 150 days even for well-priced inventory.

Q2 2026 — Lake Norman Peninsulas

Lake Norman lakefront inventory in the $2M–$5M tier continued to absorb steadily, with the lakefront premium intact but more disciplined. Buyers continued paying meaningfully for true frontage, deep-water boatability, and main-channel access; less so for cove or near-water inventory at equivalent price points.

Above $5M, Lake Norman continued seeing extended marketing timelines, with successful campaigns frequently structured as quiet-launch processes engaging the lake's small candidate pool through advisor introduction rather than public listing.

What Q2 Means for Buyer and Seller Strategy

For sellers: pricing discipline matters more than ever. The market rewards confident pricing in well-comparable bands and rewards strategic discretion in less-comparable bands. The era of aspirational pricing followed by extended price discovery is producing meaningfully worse outcomes than confident initial pricing.

For buyers: well-priced inventory continues moving fast in the absorbing bands, while aspirationally priced inventory often presents real negotiation opportunity after the 60-to-90-day mark. The off-market pipeline above $5M is more active than at any point since 2022 and warrants direct advisor engagement for buyers serious in this tier.
