Charlotte's Luxury Map Is Moving Outward

When we reviewed MLS records for 127 communities around Charlotte, the highest median sale prices were not in the city's best-known in-town neighborhoods. They were in Union County and across the state line.

For a generation, the story of Charlotte luxury real estate has been told from the center out: Myers Park, Eastover, SouthPark, then everything else. The records behind our new community guides tell a more complicated story.

What We Reviewed

We matched Canopy MLS records to 127 named communities across the Charlotte region. Together they showed 844 recorded sales over the last 24 months and 792 active listings on October 18, 2026. We then looked at the communities with at least three recorded sales.

Union County Leads

Among those communities, the Union County and southeast group had a median sale price of about $1.1 million across 17 communities. York and Lancaster Counties in South Carolina followed at about $842,000 across 20 communities. South Charlotte communities in our set came in at about $763,000 and Lake Norman and the north at about $735,000.

The individual leaders make the point. Woodhall in Waxhaw, Twin Lakes in Weddington, Atherton in Matthews, Cheval in Mint Hill and Ladera in Waxhaw each recorded median sale prices near or above $1.9 million. Bella Ridge in Fort Mill recorded about $2.3 million.

New Construction Is Doing the Work

Several of the highest-priced communities are new. The median year built for homes in Bella Ridge, Twin Lakes, Cheval and Lakeside Pointe on Lake Norman is 2026. Buyers who want a large, new home on generous land are finding it beyond the city line, and paying for it.

What This Does Not Say

This is not evidence that in-town prices are falling. Our guides do not cover Myers Park or Eastover, which have their own pages, and those neighborhoods trade too rarely for a two-year median to mean much. The finding is narrower: the region's top price points are no longer confined to the old core.
