A furnished rental looks simple until something goes wrong. The questions to ask before you sign.

A furnished stay is often the first home in a new city. It should make arrival easier. Too often it adds problems that would have been easy to spot before signing.

Ask about time first. What is the minimum and maximum term, how much notice does an extension need, and what does it cost? What happens if you need to leave early, or if your arrival date changes before move-in?

Ask about money. How large is the deposit, what does it cover, and when is it returned? What condition report will the return depend on? Take photos on move-in and keep them.

Ask about the furniture. Request a current inventory and recent photos of the actual unit, not a model. Tour it in person or live on video, and note any damage in writing.

Ask about daily life. What is the internet speed? Which utilities are included? Is there a quiet place to work or recover? What are the rules for pets and overnight guests? How many parking spaces come with the unit, and where?

Ask who to call. Know who handles maintenance, how quickly they respond and how to reach someone after hours.
