Across the State Line: South Carolina Holds the Most Homes for Sale in Our Charlotte Community Review

Fort Mill, Indian Land, Tega Cay and Lake Wylie now carry more inventory than any other part of the region in our community review.

Buyers who feel there is nothing to buy around Charlotte may be looking in the wrong state.

What the Records Show

On October 18, 2026, the 22 York and Lancaster County communities in our review held 238 active listings and had recorded 245 sales over two years. That is more of both than any other region we track, ahead of south Charlotte at 165 active listings and Lake Norman at 160.

Where the Homes Are

Sun City Carolina Lakes in Indian Land had 46 active listings, the most of any community we reviewed. River Hills on Lake Wylie had 21 and Baxter Village in Fort Mill had 18. Baxter Village's median sale price over two years was about $895,000.

Why It Matters

More choice gives buyers time to compare and room to negotiate. It also means sellers in these communities compete with their neighbors and need to price against current listings, not last year's best sale.

What to Weigh

South Carolina has different property tax rules, school districts and closing practices from North Carolina. Buyers moving across the line should review all three before they decide.
