What Charlotte-Area HOA Dues Actually Cost, Region by Region

HOA dues rarely make headlines, but they vary widely around Charlotte. Here is what the listing records show.

Association dues are part of the true cost of a home, and in the Charlotte region they vary more than many buyers expect.

Median Annual Dues by Region

Using the dues reported in MLS listings, the median annual figure among communities in our review was about $2,634 in central Charlotte, $1,461 in Union County and the southeast, $1,382 in York and Lancaster Counties, $1,232 in south Charlotte, $1,125 at Lake Norman and $980 in Cabarrus County.

What Dues Pay For

Higher dues often cover amenities such as pools, clubhouses, staffed gates or building services. Lower dues may mean fewer shared amenities, or that more costs fall to the owner. Neither is good or bad on its own.

What to Ask

Before you buy, ask for the current budget, the reserve study and any planned special assessments. Ask what the dues have done over the past five years. A low figure today is not a promise about next year.

A Note on the Data

Dues are entered by listing agents and are not always complete, so these medians are indicators. Confirm the figure for any specific home with the association.
