Established or Brand New: Two Ways to Buy at the Top of South Charlotte

Two south Charlotte communities, two very different homes, and similar price levels. The choice says a lot about what luxury buyers value now.

Old Foxcroft and Mammoth Oaks sit within a few miles of each other in south Charlotte. Both recorded median sale prices near the top of our review: about $1.97 million in Old Foxcroft and about $2.69 million in Mammoth Oaks, each on three recorded sales.

Different Homes, Similar Budgets

The median home in Old Foxcroft was built in 1984. In Mammoth Oaks it was built in 2020. A buyer at this budget is choosing between mature trees, established streets and the chance to renovate, or a newer home with modern systems and less work ahead.

What Each Path Costs

Older homes often need updating to meet today's expectations for kitchens, baths and mechanical systems, and that cost belongs in the comparison. Newer homes cost more up front but usually need less. Buyers should price both paths, not just the list price.

A Note on the Numbers

Three sales in two years is a thin record. These medians describe recent transactions, not a precise value for any one home. A careful comparable-sales review is the only reliable way to price a specific address.
