Luxury Price per Square Foot Around Charlotte
For $1 million-plus sales in the past year, Central and SouthPark Charlotte led at about $484 a square foot. Union County was near $307.
Price per square foot helps buyers compare areas and helps sellers sanity-check an asking price. It is a ratio, not a valuation, but at the area level the differences are clear.
The Medians
Across closed sales of $1 million or more in the twelve months ending October 20, 2026: Central and SouthPark Charlotte, about $484 per square foot across 465 sales. Lake Norman, about $399 across 376. South Charlotte and Ballantyne, about $331 across 147. York and Lancaster, about $313 across 113. The southeast group around Waxhaw, Weddington and Marvin, about $307 across 244.
Why the Gap
In-town Charlotte prices land and location heavily; many sales there are older homes on valuable lots, or new homes replacing them. Lake Norman's figure blends waterfront and off-water homes, so a waterfront estate will usually sit well above the area median. Union County and South Carolina have more recent construction on larger lots, which lowers price per square foot while raising space per dollar.
How to Use It
Sellers: if your asking price implies a figure far above recent sales of similar homes on your street, expect buyers to notice. Buyers: an unusually low figure in an expensive area usually points to condition, lot or location issues worth investigating.
Always compare within the same segment. A renovated 1930s home in Myers Park and a 2024 build in Weddington are different products, and a single area median will not price either.
Area groups are built from the MLS city and ZIP fields; some ZIP codes straddle area lines, so treat each group as an approximation of the area named.
