What $1 Million, $2 Million and $5 Million Buy Around Charlotte
At $2 million, the same budget bought about 3,800 square feet near SouthPark and about 5,200 in Weddington or Ballantyne. Here is the full comparison.
Price per square foot is an imperfect measure, but it answers the question buyers ask first: how much house does my budget buy here? We looked at closed sales near three price points over the past year.
How We Measured
For each area we took closed residential sales within ten percent of each price point, $900,000 to $1.1 million, $1.8 million to $2.2 million and $4 million to $6 million, and found the median heated living area.
Around $1 Million
Central and SouthPark Charlotte: about 2,410 square feet, across 144 sales. South Charlotte and Ballantyne: about 3,420, across 68. Lake Norman: about 3,610, across 128. York and Lancaster: about 3,820, across 86. The southeast group around Weddington, Marvin and Waxhaw: about 3,940, across 76.
Around $2 Million
Central and SouthPark: about 3,780 square feet, across 74 sales. Lake Norman: about 4,570, across 46. The southeast group: about 5,200, across 45. Ballantyne: about 5,230, on only 12 sales. York and Lancaster: about 5,150, on 8 sales, too few to rely on.
Around $5 Million
This tier is thin. Central and SouthPark had 18 sales with a median of about 5,990 square feet. Lake Norman had 22, at about 5,830, where much of the price reflects the waterfront rather than the house. The southeast group and Ballantyne recorded none in the range during the period.
Reading the Numbers
In-town Charlotte buys less space per dollar because land, location and walkability carry the price. In Union County and South Carolina, newer construction on larger lots dominates. On Lake Norman, the waterfront itself is a large share of the price, so square footage understates what the buyer is paying for.
Use these medians as a starting point, then compare individual homes on condition, lot and the specific street. Two homes of the same size in the same ZIP code can differ by a million dollars.
Area groups are built from the MLS city and ZIP fields; some ZIP codes straddle area lines, so treat each group as an approximation of the area named.
