Mecklenburg vs Union County Property Taxes for a Luxury Home

The county line between Charlotte and Weddington is a few minutes' drive. On a $2 million home, the difference in the annual tax bill is more than $6,000.

Buyers comparing south Charlotte with Weddington, Marvin or Waxhaw often focus on schools, lot size and commute. Property tax belongs in that comparison, because the difference is large and it repeats every year.

How the Bill Is Calculated

In North Carolina, the annual bill is the assessed value divided by 100, multiplied by the county rate plus any city or town rate. Assessed value is set by the county's last revaluation, so it can differ from what you pay for the home.

The 2026-2027 Rates

Mecklenburg County's rate is 49.27 cents per $100, unchanged in the FY2027 budget. The City of Charlotte added about 29.3 cents for 2026-2027, for a combined rate of about 78.6 cents inside city limits.

Union County's combined county rate for 2026-2027 is 43.42 cents per $100. Town rates are added on top: Weddington 3.5 cents, Marvin 5.63 cents, and Waxhaw 29 cents.

What That Means on Real Homes

On a home assessed at $2 million: in the City of Charlotte, about $15,710 a year. In Weddington, about $9,380. In Marvin, about $9,780. In Waxhaw, about $14,480.

On $1 million the bills are about $7,860 in Charlotte, $4,690 in Weddington, $4,890 in Marvin and $7,240 in Waxhaw. On $3 million, about $23,570, $14,080, $14,680 and $21,730.

The Revaluation Factor

Mecklenburg County is revaluing all property with an effective date of January 1, 2027. When values are reset, rates are usually revisited, so the current Charlotte figure is a snapshot, not a forecast. Union County completed its reappraisal for the 2025-2026 year, which is why Marvin, for example, reduced its rate that year.

Beyond the Tax Bill

A lower rate is one factor. Weigh it alongside school assignment for the exact address, HOA dues, commute, lot size and resale demand. The time on market and price-per-foot figures in our other guides show that Union County and in-town Charlotte behave differently as markets, too.
